  I am tired of hearing this guy advertise on KFBK, telling folks that Zillow undervalues real estate. First of all, I am a certified residential real estate appraiser in El Dorado County with close to 30 years of appraisal experience. Since Zillow became so popular, I have had to explain to many homeowners that Zillow has "overvalued" their property. Brent is somewhat correct when he says Zillow is great for getting data, and there are many accounts of Zillow coming up low on market value. However, I just want people to know that it goes both ways. Zillow uses a form of statistical regression analysis to compute a probable value. It is most accurate using a large data group of very similar comparable(s) to your property. If your property is located in the rural foothills, for example, your property is most likely similar to only a few other properties. A knowledgeable appraiser or real estate agent, who personally experiences your property, will see these variations and know how a potential buyer will value, or discount these differences. Zillow weighs square footage, room count, etc., yet falls short when distinguishing location, site value, view, quality, condition, etc. Please understand that Zillow's values are often low, but in certain markets they are most often too high.
